Can you hold a place before I apply?
Properties in Southern Utah are rented on a first-come, first-served basis. To secure a rental, a completed application and required fees must be submitted. Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property. In most cases, the first month's rent and a security deposit are required before move-in. Some properties may also require the last month's rent. Our team will walk you through the exact costs for your specific rental so there are no surprises. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement. In Utah, that is generally 18 years or older. Every adult occupant residing in the property must submit a completed application. -
Is the deposit refundable?
Security deposits are generally refundable at the end of your lease, provided the property is returned in good condition, free of damage beyond normal wear and tear, and all lease terms have been fulfilled. Deductions may apply for unpaid rent, damage, or cleaning costs. Pioneer West Realty handles all deposit dispositions in accordance with Utah state law. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet the income, credit, or rental history qualifications on their own. Cosigners are held to the same financial standards as applicants and must sign a guarantor agreement. Our team is happy to guide you through this process personally. -
You have a property I want to rent. How do I apply?
Applications can be submitted online or in person. You will need a completed application, the applicable application fee, and supporting documentation such as proof of income and a valid form of identification. If you have questions along the way, the Pioneer West Realty team is here to help. -
How do I pay rent?
Rent can typically be paid online through your tenant portal, by automatic bank transfer, or by check or money order depending on your property's available options. We aim to make the payment process as straightforward as possible so you can focus on enjoying your home. -
I want to get a pet. What should I do?
Before bringing a pet into your rental, review your lease agreement and reach out to our management team directly. Some properties welcome pets with an additional pet deposit or monthly pet rent, while others have specific restrictions. We will help you understand exactly what applies to your home. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants listed on a lease share responsibility for the full lease term. If one tenant wishes to remain, they may need to qualify independently or work with management to find an approved replacement tenant. We recommend contacting Pioneer West Realty as early as possible so we can help find the right path forward for everyone involved. -
My lease expiration is coming, and I want to move out. What should I do?
Most leases require written notice before vacating, and the required notice period will be outlined in your lease agreement. Submit your intent to vacate in writing before the deadline. Our team will walk you through the move-out process and make sure everything is handled properly from start to finish.
