Final Walk-Through Inspection
Either the day of closing or the day before, the buyer will complete a final walk-through. This confirms the property is in the same condition documented in the Purchase Agreement, that no new damage has occurred, and that no items belonging to the seller remain on the property.
Cancel Home Services and Utilities
After closing, we will provide a reference list to help you cancel or transfer utilities and home services efficiently.
Be Prepared for Last-Minute Details
Even well-managed closings can surface unexpected items in the final stretch. A loan that processes a day late, an appliance that needs attention before closing, a document that requires a revision. At closing, you, the buyer, and the closing agent will each sign the settlement agreement, which documents the full financial picture of the transaction and certifies its accuracy. If you cannot attend in person, arrangements can be made depending on your circumstances and advance notice to all parties. Funds can be wired directly to your bank account or issued by check at the table. Make sure to bring all property keys and any access codes or documentation the buyer will need. Once the final signatures are in place, your property is officially sold.
