Final Walk-Through Inspection

The final walk-through is your last opportunity to inspect the property before closing. By this point, all purchase agreement contingencies should be resolved and the seller's belongings removed. This inspection typically takes place the day before or the morning of closing.

Closing

When the walk-through satisfies you, it is time to close. You, the seller, and the closing agent will sign the settlement agreement, which documents every financial transaction tied to the sale. You will also sign your loan documents and deposit your remaining down payment and closing costs into escrow. Funds can be delivered as a certified bank check or wired electronically to the escrow account. Once everything is signed and verified, the deed is recorded at the County Recorder's office and the property is officially yours.
